Another promise which companies make is that they will guarantee that your application for a loan will always be modified. This, however, is not true because an application for a loan modification will need to be approved first. And that approval will have to depend on several concerns and on the mortgage lender. It is then more important to hire an honest company so that you can be saved time, effort and money by providing an honest upfront feedback to you.

Loan companies do not charge any upfront fees. This is one of the very most important things ne has to check. Mortgage lenders do not need to have any fees paid. The reason behind this is because the approval of your loan modification lies directly on the company and not just any consultant or attorney. There have been several instances where innocent homeowners are fooled by this issue. In order to protect your money, make it a point to sign up with a company which does not require any fees until your application is approved.

Lastly, a good loan modification consultant will negotiate and follow up the status of your application with the bank without having the need to constantly remind him of this obligation.
